About

Reconstruction on buildings people are living in

Rayco Exteriors is a general contractor based in Escondido, working across San Diego and Los Angeles Counties. We carry a B General Contractor's License and a C-33 Painting and Decorating License, and we have worked on more than 3,500 homes, commercial buildings, and HOA communities and complexes.

Our focus is multi-family and HOA reconstruction: exterior rehabilitation, decks and walking surfaces, wood and structural repair, stucco, railings, siding, and paint. Our crews take on both small projects and communities of several hundred units, including hard access and mid-rise work.

Every team member goes through Rayco's training program, lead safety training, and weekly safety training. The work is performed by Rayco team members and partners rather than handed to whoever was available that week, and everyone on your property is in Rayco apparel.

  • Two week notices before painting or construction starts, and 24 to 48 hours before we work on an individual unit
  • Foreman and project manager contact information, given to you before work begins
  • Weekly updates sent to your staff for the length of the project
  • Financing partners for boards phasing work across budget years

The process

How a project runs

The same four steps on a twelve-unit building and on a three-hundred-unit community.

  1. 01

    Walk the property

Tell us what the inspection report or the residents are telling you. We walk the buildings, open up what needs opening, and photograph what we find.

  2. 02

    Scope and proposal

Scope, materials, phasing, and price in writing, broken out by building or elevation so a board can approve it line by line and fund it across more than one year.

  3. 03

    Notices and staging

Two week notice before we start, 24 to 48 hours before we touch an individual unit, and pedestrian routes marked daily. Residents stay in their homes and know what is coming.

  4. 04

    Closeout, documented

A final walk with the board or manager, photo documentation, warranty paperwork, and a file of every color and product used, left in the association's records.
